Glenmary HOA 2020 State of the Community
Glenmary Residents,
This has been an unprecedented year for all of us and it appears that our challenges will continue into 2021. Our community has felt the Covid impact in many ways and our HOA association and board has not been able to carry on business as usual. Following the government mandates, we have not been allowed to conduct quarterly meetings and the annual meeting.
Your HOA board has worked diligently to protect our land rights regarding the golf property. We have Jefferson County Circuit Court and Kentucky Court of Appeals rulings supporting the HOA’s position that the golf property land rights are governed under the Glenmary Section 1 Deed Restrictions and that the golf property cannot be subdivided. Court system delays due to Covid have delayed rendering of a decision to the final appeal to the Kentucky Supreme Court by Par Golf and Jefferson County Planning and Zoning.
It is critical that the efforts of your current board be carried to a positive conclusion. Otherwise, we could be facing not only the purchase of the golf course property but all the many expenses for repairs, insurance, liability and other costs. Needless to say, you the homeowners would have to bear this never-ending cost burden! Your current board is trying to make certain that this does not happen
The HOA has managed to continue all the basic support of the community services including, street lighting, landscaping maintenance and irrigation of all our street sides, berms and islands to best level of service within our budgets. We have included Jefferson County Code enforcement, Metro Council and Councilman Engel’s office in efforts to address concerns in our community.
A large number of Architectural Requests have been reviewed and approved. More of us are spending time in our homes and pools have become a very popular addition. We have managed to keep these many requests in compliance with the Deed Restrictions.
Deed Restriction compliance continues to be an issue that has been more challenging than in past years and we have some violations that residents have not corrected. This area is critical to maintaining our property values and it is unfortunate that some residents are wasting resources needed to drive compliance. We currently have 12 open issues.
This 2020 Glenmary Annual Meeting will not be held, so with the annual election cycle of 4 board positions being elected one year and 3 board positions being elected on the alternate year, it is very important that all residents review the candidate bios and vote for the best 4 candidates for these positions which are critical at this time. Please make an informed vote.
It is important to remember that the all Glenmary home owners are members of this non-profit corporation/HOA and all board members and residents are bound to comply with the responsibilities of these governing documents: Articles of Incorporation, Bylaws and Deed Restrictions for our common benefit as a community.
